GENERALES CONDITIONS AND CONTRACT
The present rental agreement is done according to usual legal conditions and in particular those hereafter, which the tenant will have a duty to execute, failing which the present contract may be cancelled and he may be liable to pay damages without claiming a reduction in rent if the Landlord deems it necessary.
a) Arrivals are scheduled for Saturday afternoons
Departures are scheduled for Saturday mornings
b) It is agreed that in case of cancellation
-by the tenant :
-more than one month before the starting date of the rental, the tenant loses the deposit he paid in advance.
- less than one month before the starting date of the rental , the tenant will in addition pay the difference between the deposit and the total rent, as the law provides. - by the Landlord
- In the seven days following the cancellation, the landlord must pay the tenant twice the deposit he received in advance.
- If the tenant arrives more than four days later than the planned arrival date without informing the Landlord, the Landlord may rightfully attempt to re-let the premises, at the same time retaining the power to take legal measures against the tenant.
- c) Obligation to use the property personally, and to occupy and maintain it with reasonable and due care . The house being situated in a calm environment, special efforts should be made to avoid excessive noise. All appliances and equipment are in working order, and any complaint concerning them must be lodged within 24 hours of taking possession of the premises. All repairs made necessary by the negligence or poor maintenance of the tenant during his stay are at his charge. The tenant is under obligation to assure that the neighbours' tranquillity is undisturbed by his or his family's behaviour.
d) The premises are rented furnished and supplied with kitchen utensils, dishes, glasses, blankets and pillows. If appropriate, the owner has the right to require the tenant, the day of his departure, to pay the total replacement value of objects, furniture or material which has been broken, cracked, chipped or deteriorated. The tenant must also pay an indemnity for all material wear which has exceeded what could normallybe expected during the period of the lease.
e) The landlord promises to insure the lodging against the rental risks incurred by tenant, who is under the obligation to notify the landlord within 24 hours of any accident occurring in the house, outbuildings or accessories.
f) The deposit must be paid by cheque. It will be returned to the tenant no later than 1 month after his departure, except in the case of deductions.
g)The tenant may not oppose the visit to the premises of the owner or his representative should such a request be made.
